The GL480 is a 476 square foot one bedroom that has all the amenities of a small apartment. It’s our best seller and ideally suited for both singles and couples.

The GL380 is a 378 square foot studio that has all the safety features of the larger unit in a footprint that’s similar to a room in a lodge. It’s a perfect option in small lot situations.

Garden Loft has durable, low-maintenance cement board siding and a low profile sloped roof that overhangs the cedar faced front entry window wall.

Pricing

The cost of a Garden Loft is a combination of the unit purchase price, the site preparation costs for screw piles, utilities, deck/ramp construction, and landscaping as well as the cost to deliver and place the unit in the backyard. The unit cost varies with optional selections and the site prep and delivery costs vary with each property.

Financing

Garden Loft purchases can be financed through the Alberta Treasury Branch’s Residential Outbuilding Program.

When combined with a Home Equity Line of Credit or other mortgage product, up to 100% of the purchase could be financed. Work with our ATB mortgage specialist to determine your financing options.

Warranties and Deposit Insurance

Garden Loft is part of the Alberta New Home Warranty Program and has the same protection as any other new home in Alberta.

The warranty includes 1 year on materials and labour, 2 years on delivery and distribution systems, 7 years on the building envelope, and 10 years on the structure. Garden Loft purchasers also have 100% deposit insurance.

Sustainability

Garden Loft has a high-performance building shell and mechanical system designed for Northern Alberta’s climate zone that minimizes energy use and maximizes comfort. Garden Loft has an optional solar panels upgrade package.

Customization

Garden Loft has a variety of finish, fixture, and appliance options to customize the interior to your particular needs and style. The exterior siding, trim, and window frame colours can also be customized to complement your main house and garden.

As a prefabricated structure, Garden Loft can be sold and moved off your property when it is no longer required. This recoups a large part of the unit’s original purchase price.
